Full flight rebuild/replacement, railing refinishing
Two flights, residential condo building, Hudson county, NJ


The client required a complete safety overhaul of both flights of stairs in the building. The steps had experienced severe damage over the years. Several of the steps had sagged considerably, and there was evident separation from the sides of the staircase. In addition to resident safety concerns, client wanted to upgrade the visual appearance and long-term durability of the staircases.​ Stairs had been covered with floor coverings (linoleum/floor tile) over the years.

Client concerns:

  • unstable steps, due to fastener failure
  • visible sagging during normal use
  • cracked/split treads and risers
  • separation of stringers
  • loose starter newel post and railing
  • scratches/gouges/several layers of paint and other finishes on railing and post
  • MAJOR CONCERN - STAIRS NEED TO BE FUNCTIONAL DURING RENOVATION (FOR RESIDENTS' USE)



NOTE: Upon removal of floor coverings, it was determined that the underlying wood was not in good condition, due to several years of wear and tear. Treads and risers were cracked, with several splits throughout. It was deemed necessary to replace both treads and risers.

Solution:

  • Rebuild existing stairs in place, with new fasteners and framing throughout
  • Replace treads and risers with southern yellow pine (client-chosen wood species)
  • Treads and risers to be prefinished with high-traffic floor sealer and protective finish 
  • Strip/sand entire railing and post
  • Repair defects/cracks and broken pieces
  • Tighten all rail joints, strengthen post and railing
  • Reuse existing balusters, as is (upon client request)
  • Stain railing and post to uniform tone (client-chosen wood stain)
  • Hand rubbed polish on entire railing and post system for smooth glossy protective finish

Railing refinishing, complete baluster replacement
Late 19th century Colonial, Morris county, NJ

The client requested a complete restoration of the railing system. The most urgent issue was stability since the household has young children and railings/balusters were loose, broken and unsafe. In addition, client wanted to improve the visual impact of the staircase since it is the main feature of the foyer. 

Client concerns:

  • Loose newel post and railing
  • Broken balusters (spindles)
  • Several balusters missing or mismatched
  • Scratches, cracks and dents on entire railing and post system
  • Uneven/mismatched wood colors and joints 


Solution:

  • Strip/sand entire railing and post
  • Repair defects/cracks and broken pieces
  • Tighten all rail joints, strengthen post and railing
  • Replace every baluster with new primed/painted balusters (client-chosen style and color)
  • Stain railing and post to uniform tone (client-chosen wood stain)
  • Hand rubbed polish on entire railing and post system for smooth glossy protective finish


NOTE: During initial estimate, client asked for an analysis of the entire staircase. It was determined that the stairs (treads, risers, etc.) were in good condition and did not require work. The only problem areas were in the railing system.
